Terms and Conditions
Boulevard Real Estate Media is dedicated to providing exceptional service to our valued clients. By engaging our services, you agree to the following Service Agreement, which applies to all video and photography projects. These terms are designed to ensure a smooth and efficient experience for both parties, empowering us at Boulevard Real Estate Media to deliver the desired outcomes.
If you ordered photography for your listing, please note the rules below:

• CLEANING is not permitted while the photographer is there.
• REARRANGING is not permitted while the photographer is there.
• PETS must be caged or removed while the photographer is there.
• INSTANT ACCESS: Photographers will not wait and should have instant access to the home at the time of the photo shoot.
• SAFE: The location must be safe to be in. Unsafe conditions may include too hot/cold temperatures, uncaged animals, insecure structures, etc.
Note: If cancelled in less than 24 hours or if the photographer is unable to complete the photography due to uncaged pets, unsafe conditions, unable to get in, etc. you, the agent, will be assessed a $99 Trip Fee. Please make sure it is accessible, ready to be photographed, and safe.

Scheduling:
Appointments can be conveniently scheduled through our online booking system. We make every effort to accommodate your preferred time of day, considering weather conditions. However, it is your responsibility to ensure favorable conditions at the scheduled time. Boulevard Real Estate Media reserves the right to modify or reschedule appointments in order to best serve our clients. In such cases, we will provide appropriate notice via phone, text, or email.
Travel and Parking Fees:
Once an appointment reaches 50 miles of round trip travel, we will start to charge at a rate of $1.00 per mile in addition to the appointment total. Travel is calculated from where our photographers are coming from. We do our best to schedule our Creative Specialists in the most efficient manner so that they are driving as little as possible and you are incurring travel fees. If we must pay for parking, our employees will always seek out the most inexpensive option. We will bill clients directly for any parking charges that are associated with the project.
Payment Terms:
Full payment for media services must be made upon delivery at the time of download. Media will be unlocked in the property gallery for download upon receipt of payment. Brokerage partners may be eligible for scheduled invoices. Overdue payments may be subject to a $25 per week late fee at the discretion of Boulevard Real Estate Media. Payments that remain overdue for more than one month may also incur an additional $100 per month or a 10% per month late fee. Our standard turnaround time begins at the end of the appointment, with video typically delivered within 48 to 72 hours. Turnaround time for 2D Floor Plans, 3D Tours, and enhanced editing is typically less than 48 hours.
Cancellations and Rescheduling:
We understand that unforeseen circumstances may arise, and we strive to accommodate rescheduling requests whenever possible. However, cancellations made with less than 24 hours’ notice will incur a fee up to $150. “No-shows,” or appointments missed without prior notification, will also be subject to a fee up to $150. A “no-show” is defined as being 30 minutes past the scheduled appointment time.
Photography and Filming:
At Boulevard Real Estate Media, we exercise creative liberty in composition and shot selection, unless otherwise specified by the client in advance. If additional photos or changes in angle are requested, an additional fee for a second visit to the property may apply.
Liability and Insurance:
Carry a general business liability policy? Our drone operators are licensed by the FAA. Our team may use their discretion to assess safety risks due to weather conditions, proximity to airports, or other factors, and reserve the right to refuse service if necessary. In the event that any provision of this Agreement is found invalid, illegal, or unenforceable, the remaining provisions shall remain valid and enforceable to the fullest extent possible.
Property Preparation:
To ensure a smooth and efficient photography or filming session, please ensure that the property is ready for our arrival. A “Home Prep Guide” will be provided with your appointment confirmation. It is your responsibility to communicate with the property owners and arrive 20-30 minutes prior to the scheduled appointment to address tasks such as turning on lights, decluttering, and removing cars from driveways. Delayed property readiness can cause disruptions to our busy creative crew.
Reshoot Fees:
If a reshoot is required due to reasons such as the property not being ready, changes to decor, or additional photos/videos beyond the scope of the original work, a fee of $99 may be applied at the discretion of Boulevard Real Estate Media.
Asset Delivery:
At Boulevard Real Estate Media, we strive to deliver photography within 24 hours of the appointment and real estate video production within 2-5 business days. Deliverables will be provided through our online platform or a Dropbox link.
Refund Policy:
Boulevard Real Estate Media does not offer refunds for any purchases. All sales are final, and no money-back guarantees are provided. However, canceled appointments that have been paid for may be eligible for credit on the client’s account, including retainers. If you have any concerns regarding your media, please contact our office directly at (716) 557-7343.
Photography Revisions:
Our pricing includes an editing fee that covers standard retouching. Additional Photoshop editing will incur a fee of $10 per photo.
Video Revisions:
Final versions of videos are considered final, and revisions will not be accepted unless an error has been made on our part. Errors may include misspelled wording, incorrect addresses, etc. Music choices are also considered final. If we have been entrusted to select the music, we cannot be held responsible if the client is dissatisfied with the choice. Any changes requested after the final video has been sent will be subject to a charge of $75 per hour.
Asset Rights and License:
All services provided by Boulevard Real Estate Media, along with associated rights, including copyrights and ownership rights, remain the sole and exclusive property of Boulevard Real Estate Media. This license grants the client limited rights to publicly display and distribute the photographs and videos solely for promotional advertising purposes directly related to the sale of the property. The photographs and videos are provided as a single-use license and may not be duplicated, edited, altered, or manipulated in any way without the consent of Boulevard Real Estate Media. The photographs and videos may not be sold to any third party without the express consent of Boulevard Real Estate Media.
